Chordal Consultants, LLC as an architectural firm provides a valuable service to our community that assists our clients in meeting the Accessibility Standards established by The Americans with Disabilities Act of 1992 (ADA), including latest revisions, relative to capital development of real property. We strive to remain up-to-date with the latest ADA standards' changes and interpretations, available tax credits, and relevant Dept. of Justice (DOJ) decisions.

Chordal Consultants, LLC provides the following services which can be designed around the Client's Scope requirements:
User Access Resolution
Meetings with the User and the Business or Property Owner in regards to the User's accessibility concerns and request for removal of architectural barriers.
On-site Accessibility Surveys
Our surveys and reports provide a record of the existing facility's current as-built condition and provides an analysis of your property relative to the Scope Requirements of ADA for new construction. A Probable Cost Opinion for improvements that may need to occur can be commissioned by the Client.
Mitigation Plan
A "Mitigation Plan" can be prepared that will provide recommendations for the Client's consideration and selection relative to architectural barriers removal. This document would enable the Business or Property Owner to limit their liability exposure, by developing a recommended plan of action pertaining to “Readily Achievable” barriers removal, within an affordable budget. This can be beneficial in the event that complaints are made against your property or business. A "Mitigation Plan" can demonstrate your ability to show an intent to comply with the Accessibility Standards. We can assist you with your development of the Mitigation Plan.

Design
Architectural Design services that provide practical and cost effective solutions specializing in the residential, commercial, and retail industries.
Implementation Plans
We can assist you with developing "Implementation Plans" that will document the proposed improvements to your existing facility.
Structural, Electrical, Mechanical, and Fire Protection engineering will be included when impacts to these systems occur as a result of the proposed improvements.
The Implementation Plans would be submitted for acquisition of required permits.
Construction Administration
Assist the Business or Property Owner with obtaining bids for the proposed improvements, the review of submitted bids, and with Contractor selection.
Provide assistance with contract administration during the construction process.
Post-Occupancy Review
We will, upon request, perform an on-site eleven month survey and provide a report that reviews the performance of the completed improvements that went into service eleven months earlier in an effort to assist the Business or Property Owner with construction warranty claims.
Facilities Photographic Documentation
Photographic dcoumentation can be provided for your files, presentations, brochures, and other advertisements of your facility.
Chordal Consultants, LLC can also provide a preliminary $150* walkthrough of your local facility. The walkthrough will include a brief survey and a verbal assessment of the property. This is an exceptional opportunity for commercial real estate brokers considering prospective ADA compliant properties.

Accessible ramp from the secondary exit of a retail store was provided during this building renovation for a new Specialty Grocery Store.

PARKING STRUCTURE
(Dayton, OH.)
Accessibility in the original proposed design of the parking structure and to the airport terminal was achieved by dispersal of the accessible parking stalls on all levels of the parking structure, dispersal of six elevators, and a Skybridge connecting the parking structure to the airport terminal building.
